What it is

A pet addendum adds a specific pet to an existing lease. It names the pet, sets any deposit, fee or monthly pet rent, and lists the rules the tenant agrees to. Assistance animals, including emotional support animals, are not pets under fair housing law, and most landlords may not charge pet fees for them.

Fields, in order.

  1. 01
    Lease

The landlord, every tenant on the lease, the address and the date of the original lease.

  2. 02
    Pet

Name, type and breed, weight, age, color and a license or vaccination tag number.

  3. 03
    Charges

A refundable pet deposit, a one-time fee, monthly pet rent, or a mix. Many states cap deposits; check yours.

  4. 04
    Rules

Control, cleanup, vaccinations, noise and who pays for damage. Add anything specific, such as no pets in the pool area.

  5. 05
    Signatures

Landlord and every tenant, with the date.

Common mistakes.

✕Charging for an assistance animal

Under the Fair Housing Act, assistance animals are not pets. Use a reasonable accommodation process instead of this addendum.

✕Only one tenant signs

Every tenant on the lease should sign, since all of them are responsible for damage.

✕No description of the pet

Without breed, weight and a tag number, a second dog can arrive under the same addendum.

Terms you will see.

Ask the document what any of them means. The answer cites the page.

03

Sign it and send it

Draw your signature and place it, free. Or send it to someone else to sign on their phone, with an audit certificate. Free, 25 a month.
