How to fill out a lease renewal agreement

A lease renewal agreement extends an existing lease for a new term, usually with a new rent, while keeping every other term the same. It is shorter than a new lease and keeps the original lease, addenda and deposit in place. Many states require written notice of a rent increase 30 to 90 days ahead, so send the renewal early.

The landlord, every tenant on the current lease, the address and the date of the original lease.
- 02Renewal term
Start and end dates. The start is usually the day after the current lease ends.
- 03Rent
The monthly rent for the renewal and the due day. Check your state's notice period and any local rent-increase limits.
- 04Deposit and other changes
Any change to the security deposit, pets, parking or utilities. Anything not listed stays as in the original lease.
- 05Signatures
Landlord and every tenant. A renewal one tenant signed does not bind the others.
Common mistakes.
If the notice period for a rent increase has passed, the old rent may carry into the renewal. Set the deadline reminder 60 to 90 days out.
Every adult on the lease signs. Send one request with each tenant as a signer.
A renewal changes only what it lists. If many terms change, use a new lease instead.
